A great agent will take the time to educate you in the process of buying a home with a Buyers Consultation. They will review the process, timelines, market conditions, contracts, what you will need to pay for beside the closing costs, and expectations so you know what’s ahead.

Get Pre-Approved by a Lender

It’s best to work with a lender your Realtor recommends. We have preferred lending partners for a reason. While many lenders can issue a pre-approval, not all have a deep understanding of VA loans or the experience needed to problem-solve when challenges arise along the way.


A trusted lender will review your income, credit, and assets to determine what you qualify for and provide a solid pre-approval letter—one that strengthens your offer and helps keep your transaction on track.

It’s completely normal for a pre-owned home inspection to come back with a long list of items that need attention. That doesn’t mean the home is falling apart. Inspections are thorough by design. We’re not focused on every small or cosmetic issue. What matters are the big-ticket items, things like the roof, HVAC, foundation, structural concerns, mold, and major safety issues.

Negotiate Repairs or Credits

Based on inspection findings, request repairs or financial concessions if appropriate.

Appraisal (If Financing)

Lender orders an appraisal to confirm the home’s value supports the loan amount.

Final Loan Approval

Submit final documents to the lender and receive loan approval.

Title Work & Closing Preparation

Title search, insurance, and final paperwork are completed.

Final Walk-Through

Confirm the home’s condition and agreed-upon repairs before closing.

Closing Day

Sign documents, funds are transferred, and you receive the keys.
